    Jared Bramhall is a co-founder of the Bramhall Team and a licensed real estate agent since 2015. He brings over a decade of sales experience to his real estate practice, along with a strong background in advising marketing strategy for Fortune 500 companies across the United States. CAROLINE BRAMHALL | BOSTON REALTOR Instagram post I’ve been digging through every home sale across Boston’s North Shore over the last 30 days, and two trends are standing out: inventory is rising and so are price reductions. Months Supply of Inventory (MSI) measures how long it would take to sell all available homes if no new listings came to market. The higher the number, the more competition sellers have. North Shore MSI: • April: 1.15 • May: 1.40 • Today: 1.92 We’re still in a seller’s market, but buyers have noticeably more options than they did just a few months ago. The second trend is price reductions. A price reduction happens when a home isn’t generating enough buyer activity at its current price and the seller lowers the asking price to attract more interest. North Shore Price Reductions: • April: 110 • May: 217 • June (so far): 408 That’s nearly 4x the number of price reductions compared to April. What does this mean for sellers? As the market shifts, creating demand for your home is becoming more important than ever. Professional photos and putting a home in the MLS aren’t enough. That’s why we take a true multi-media approach to every listing: • Social media campaigns that regularly generate tens of thousands of local views • Direct marketing to our buyer database • Outreach to agents with qualified buyers • Print, direct mail, and digital advertising & so much more depending on the customized marketing strategy we create for a home. The goal isn’t more views—it’s more showings, more competition, and ultimately more offers. For perspective, the average Zillow listing receives about 1,750 views during its first week. Our listing videos routinely generate 30,000-80,000+ views. In a market with more competition and more price reductions, exposure matters. Strategy matters. When I need to sell property outside of MA, I hire a realtor and this is the first question I’m asking them because it’ll directly correlate to how much money I’ll be making on the sale. The more views your home gets, the more buyer engagement you create. More engagement leads to more showings. More showings lead to more offers. And when we have multiple competing offers, that’s when we typically see the highest possible price. Zillow is the largest real estate platform in the U.S., with over 200M+ monthly visitors. Every listing that goes into the MLS is pushed to Zillow and other major real estate websites. But here’s what most sellers don’t realize: the average Zillow listing gets about 1,750 views in its first week. That’s not nearly enough. Posting professional photos to the MLS is the bare minimum for marketing a home That’s why our team builds a custom marketing strategy across multi-media platforms (social media, our website, our brokerage website, magazines, newspapers, direct mail, direct outreach to buyers and agents etc). Instagram, in particular, has become one of the most powerful tools in our listing strategy. Our average listing video gets around 80K views in a week. That’s 4,471% more visibility than the average Zillow listing. But it’s not just about views. It’s about buyer intent. We have buyers engaging with properties, booking showings, and writing offers after first discovering a home on Instagram.
